Service order and document handover
This document describes the procedure by which VictoriusAppart provides its services and delivers documents to the client for overseas real-estate sourcing and deal support. VictoriusAppart acts as the buyer's agent/advisor; the party to the sale is the property seller (developer, owner, or overseas agency).
1. Signing the service agreement
- The agreement is signed after the sourcing parameters and scope are agreed.
- Signing options: (a) in person at our office, (b) exchange of scans followed by postal delivery of the original, (c) electronic signature using a qualified e-signature (ЭЦП).
- The agreement includes: service scope, payment terms, refund conditions, and the personal data consent form.
- Signing takes up to 3 business days from agreement of terms; same day for electronic signing.
2. Service delivery
- Services are provided in stages (sourcing, legal due diligence, deal support, title registration support). A service act is signed after each stage.
- Stage timelines are defined in the contract based on jurisdiction and seller readiness.
3. Document handover
- Electronic copies (invoices, acts, contract, payment confirmations, SPA scans and title documents) are sent by email in PDF within 3 business days of signing or receipt from the seller.
- Physical originals received from the seller are delivered by courier or at our office within 14 business days of receipt (international shipments — per carrier).
- Upon request, notarised copies and Russian translations of documents are provided (notary and translator fees are billed separately).
4. Payment confirmation and reporting documents
- For company service payments the client receives confirmation of receipt from the beneficiary bank and, on request, an invoice marked as paid.
- A service act is delivered within 5 business days of stage completion.
5. Liability
- The company is liable for the quality of sourcing and deal-support services within the limits of the signed contract.
- The company is not liable for the seller's actions, market value changes, currency fluctuations, or decisions of authorities in the property's country.
- Parties are released from liability in the event of force majeure, including legislative changes and sanctions that prevent performance.
6. Claims procedure
- Claims are submitted in writing to the company email (see Contacts) or by post to the registered address.
- The review period is up to 30 calendar days from receipt of the claim.
- Unresolved disputes are heard in a court at the company's location under Russian law.
